The Buyer Process
-
The first step in your home-buying journey is understanding your buying power. Working with a licensed lender, you can get pre-approved, which evaluates your income, credit, and financial standing to determine how much you can borrow. Knowing your price range not only helps guide your home search but also strengthens your offer when you find the right property. Having a pre-approval letter in hand shows sellers you’re serious and prepared, giving you an advantage in competitive markets.
-
Start your search for the perfect home with up-to-date MLS listings in your favorite neighborhoods. Create a free account to save favorites, request showings, and stay organized throughout your search. With Antwine Realty group, we’ll also actively search for homes on your behalf. When you find a property you love, we’ll schedule a showing so you can tour it in person and envision your future there.
-
When you’re ready to move forward, we’ll guide you in crafting the strongest offer possible. Our team will handle all the necessary paperwork and walk you through key considerations, including purchase price, closing timeline, contingencies, and any special terms unique to your situation. Once the offer is submitted, the seller may accept, reject, or counter. If a counteroffer is made, we’ll negotiate on your behalf until an agreement is reached or the offer is declined. Our goal is to help you secure your home with confidence and clarity.
-
Once your offer is accepted, the agreement is officially binding, and your home is now under contract. While the sale isn’t final until closing, this ensures the property won’t be sold to another buyer during this period. At this stage, you may need to provide an earnest money deposit and work with your lender to secure your mortgage, unless you’re purchasing with cash. Your lender can help determine the best loan program for your situation, ensuring your financing aligns with your goals.
-
A thorough home inspection is a crucial step in the buying process. A licensed inspector will carefully evaluate the property’s structure, systems, and overall condition, reporting any issues that may arise. They may also check for potential concerns such as pests, mold, or water damage. In certain cases, specialized inspections—like roof, foundation, or structural assessments—may be recommended. Depending on the results and your purchase agreement, we may enter a negotiation period to address any necessary repairs or adjustments before moving forward.
-
Your lender will coordinate a professional appraisal of the property. This independent evaluation provides an unbiased estimate of the home’s fair market value. The appraiser’s report ensures that all parties have a clear understanding of the property’s worth. If the appraisal comes in below the agreed-upon purchase price, you may have the opportunity to renegotiate terms with the seller or, in some cases, terminate the contract.
-
Before closing, we will schedule a final walkthrough of the home to ensure all agreed-upon repairs have been completed and that the property is in the condition expected at the time of your offer. This is your last opportunity to identify any issues before closing. Depending on the purchase agreement, you may be asked to sign a formal addendum confirming that the walkthrough is complete and the home’s condition is satisfactory.
-
Time to celebrate! Your lender will provide a final closing disclosure outlining your loan terms, monthly payments, taxes, and any other costs associated with your purchase. Once everything is confirmed and you are cleared to close, you’ll sign all necessary documents to finalize the transaction. After the paperwork is complete and your loan is funded, you’ll receive the keys and officially be ready to move into your new home!
